Looking for some Pros/Cons of the Cold Storage Lofts

I don't live there but I'm in the neighborhood so the best I can do is tell you about the river market district, in case you don't already know. Generally, the neighborhood is home to younger professionals. You'll often see people jogging, walking their dogs, taking wedding photos, etc. People are friendly, there's a lot going on in the city market on weekends and the Riverfront Park is great. There seems to be a lot of car theft from this area, though, but mostly in that area right down by the river, like Wyandotte & 2ndish. And a fair share of homeless people. I'm not sure why they like it here but they're always sitting on benches staring at you. There's a gym super close that's open 24/7 and in my opinion, some good restaurants.

Cold Storage has had the cops at it several times lately. I think once was for a fight and then there was a gun shot next door? I could be wrong on that. I just remember police tape at the parking lot across the street where people park for the bus.

Lastly, I knew someone who lived there that said the view was good but it's full of college party kids. Hope this helped you at all. Sorry it's mostly negative.

I had looked at cold storage about 6 months ago. Was not impressed. Places are small, the garage door was broken for months, letting anyone in. Sketchy side of river market.

I moved to midtown instead near KU Med and 39th, on the MO side. Lots of places for rent, very affordable. I've had no crime issues in 5 months now. Tons of stuff to do in there neighborhood and only 5-10 mins from downtown, westport, and the plaza.

I have a friend that lives at Cold Storage. He likes it, says the price is good and he hasn't run into any trouble yet. He lived there in a three bedroom with his mother for a while and I remember going into that apartment once. I would say the size was rather nice, myself. There was a large master bedroom and a great common space, and dining room/kitchen area.

As for the elevator, I have only ever been in one. so I have no idea about that.

Me and a buddy lived there years ago (07-08) in a 3BR on the SE corner of the 8th floor (overlooking 9hwy and 3rdst). I really enjoyed living in the city market however living in CS was another story. First of all, the majority of the building was income restricted, which (in my opinion) allowed shitty tenants to live there. People that had no respect for their surroundings. The elevator was shut down on a weekly basis for maintenance. people would rip the tiles off the floor, rip the ceiling down, punch the floor buttons out of the panel and on one occurrence on my way to work one morning, it was covered in blood, as if someone had been shot or severely beaten. The building allowed animals (with no weight restrictions), which seemed everyone had large dogs. they were instructed to walk their dogs across the street to use the open lot. Not everyone did, allowing their animals to just shit wherever they pleased, most notably all over the front of the building/front sidewalk/steps. the parking is atrocious, if you have anything bigger than a compact car, prepare to have your car dinged, scratched and dented....I even had someone throw something out of their window and landing on the hood of my truck causing a good size dent (baseball-softball size) management refused to do anything about it. My buddy rented an indoor garage spot for his brand new S2000 to store inside for the winter time....it got keyed. for the one summer that I lived there, the pool was only open for the first 6 weeks of the season cause people couldnt follow the rules, so it was shut down (after numerous warnings). Someone pulling the fire alarm was also a weekly occurrence and usually happened at 2-4am, so much that after a few times even the local fire dept stopped showing up....not sure if it was bugged or if it was someone just trying to get their kicks. it generally took them anywhere from 15mins-1hr to get the system shut off. I eventually learned to ignore it.

The 3BR that we lived in was ok. The views of downtown were awesome, but the floor plan was "meh". they squeezed 3BR into 700sqft, and the rooms were awfully small. my buddy had the master (which didnt have its own closet space) and I took the 2nd biggest room, with the 3rd being an office/storage (as thats all it could really be used for). my room was very tiny as I couldnt fit all of my furniture in there, I only had enough room for my queen size bed and night stand and had to put my dresser in the hallway. with the limited space, it would have been better suited as a 2BR. Oh, and the 8th floor has vaulted ceilings (20-25ft) but the walls only went up 10 ft, which became a nuisance when Id go to bed. If someone was watching TV, even on its lowest setting, it was like I was in the room with them. And you can forget about bringing "company" over, as there was no privacy whatsoever, my friends might as well been in the room with me to enjoy the show. The washer and dryer was nice to have in the room, but they were pretty small and if you had to wash anything more than a pair of jeans and few tshirts, youd be better off going to a laundry mat.

The management was a whole other can of worms, ill see if I can get my buddy to comment on his experience as well, as him and the manager routinely butted heads.

Note, this was my experience from a few years ago, maybe things have changed, maybe not. If things are still like this, Id look elsewhere. Sorry its so jumbled, I just typed things as they came to me.

TL;DR Awesome views, apt/tenants/management not so much.

I've only heard terrible things about this place. I was interested in them and found a thread online of current residents complaining about the crimes, rapes, a suicide, and other problems (just in the last year). I would just suggest looking elsewhere. Be safe!!!

Something intense happened tonight at the Asian market across the street from cold storage. The cops had it roped off and the chopper was in the air. Thats definitely the riskier side of the river-market area but its still a great area to live in. Just make sure to keep important stuff out of your car, etc typical city living precautions.

I'm seeing comments saying its on the "sketchy" side of the market which makes no sense as its literally 1 block from the market, its not like grand ave has a force shield that keeps the homeless from crossing the street... The area east of city market has some 1/2 million dollar townhomes and they are about to build a 6 or so block development of townhomes/apartments about a block east of cold storage so the area is only going to be improving but if you only rent there for a year you won't see that project completed.

Avoid it & just look at other places in the area. I worked in the area for the last 5 yrs & lived here for the last decade. There have been multiple problems growing from that building. They were rent controlled & now they are going to go for Section 8 as well. So far there have been shootings there, suicides via jumping inside that tall hallway (mgmt did not clean up the 'stain' until the next day), suicides other ways & other crimes. The parking lot attracts crime as well due to it being a shared lot for an over night park and ride. Add in that if City Market / Berkley Park host any event that charge for parking then that lot will also charge. Last thing I heard you can't even use that pool because mgmt shut it down. Bait & switch tactics. It is & always has been the blight of the Rivermarket area. You might also Google 'Cold Storage Lofts reviews'. There is a website where past residents weigh in with their experiences. I used to know people that lived there who hated it & they were not picky at all.

Richards & Conover isn't too bad. Old Town is so/so. There are a few others in the area. The Columbus Park area is close & family friendly without the homeless issue.

Downtown wise, I would avoid Waltower, Walnut Tower, any by the Main Street bus stop / library. Also Grand gets sketchy. Definately no to the ones above Xpressions or owned by Del Properties(he's a slum lord who has invested in lofts), some of the ones on Broadway seem ok if you can deal with traffic / noise.

Main thing to keep in mind is if they seem cheap, you get what you pay for. They slap the lofts together with cheap sheet rock where you hear all the noise. The mgmt usually flips on a constant basis. It attracts younger people who tend to party more. Your chances of maintenance issues getting fixed on a timely manner are slim. Where if you have a property mgr who is dealing with just a couple properties (like Columbus Park) they are older but more care is taken. If you do pay more, honestly? I'd go to the burbs. Peace of mind goes a long way Monday - Friday. I know that is my next move.
